When buying a timeshare, consider location or exchangability?

We are looking at timeshares. The location was in NJ. It is through the marriott Co. They said that it was one of the less expensive locations. We also told him that we had no reason to go to NJ once per year. The sales guy (Who was very sleazy) said that you buy a condo for the exchangebility, not necessarily the location. My question is? I really don't want to buy for location as there is no one location that would want to go to. I really am buying for Exchangability. Is the exchange portion really work well. What if the location you buy is not valued by others? Let's face it, everyone wants to go to hawaii, not NJ.
